Terms and Conditions
Booking your holiday
Booking your holiday
To book a holiday use the 'Availability/Booking' button on the 'Cottages page' on our website. Alternatively, you can phone Andrew or Jo directly on: 01297 680306. Confirmation of your holiday booking will be sent to you on receipt of your booking form and a non-refundable 20% deposit of the full rental charge. The final balance should reach us at least 4 weeks before your stay, or at the same time as the deposit is paid if booked less than 4 weeks before your stay. Short breaks should be paid in full when booking. Pitt Farm Cottages reserves the right to cancel the holiday booking and your deposit will be forfeit and accommodation re-let should the balance not have been received within the time limit.
Prices stated on the website are on a per cottage and per week or per short break basis.
Payment can be made by cheque, credit card or debit card.
Pitt farm Cottages reserves the right to refuse any booking.
Pitt Farm Cottages aims to describe the cottages as accurately as possible, although this description does not form any contract. We reserve the right to alter or improve a cottage at any time.
Any linen or towels must not be removed from the property. Fresh linen and towels will be provided for guests staying two weeks or more. Cot linen is not provided.
Arrival and departure times.
The period of let shall be from 3:00pm on the day of arrival to 10:00am on the day of departure unless otherwise agreed.
A key to the hired cottage can be collected on arrival at Pitt Farm 'The Farm house' or Pitt Farm 'The Bungalow'. It must be returned on the date of departure. Failure to do so will incur the cost of a replacement set.
Visitor obligations
The person(s) hiring a cottage should personally stay there for the duration of the booking and is solely responsible for the whole party. No more than the stated number of persons may stay at the cottage. Sub-tenants are prohibited. If the stated number of persons is exceeded Pitt Farm Cottages reserves the right to refuse you possession of the cottage or ask you to leave before the end of your holiday. However we will give reasonable consideration to specific requests for use of a cottage which may relate to daytime occupancy (for example, a small celebration). If the hirer wishes to hold a celebration exceeding the occupancy limit it must first obtain written permission.
The person(s) hiring a cottage should report any damages, losses or breakages as soon as they occur. Pitt Farm Cottages reserves the right to charge for repairs, losses or replacements necessitated by the hirers party.
The use of candles or fireworks by the person(s) hiring a cottage is not permitted unless agreed with Andrew or Jo.
The person(s) hiring a co
ttage should leave it clean and tidy. Pitt Farm Cottages reserves the right to charge extra for cleaning if the property is not left in a satisfactory condition.
The person(s) hiring a cottage should conduct themselves in a fashion so as not to cause undue noise or disruption during their stay.
All our properties are non-smoking.
The proprietors reserve the right to enter a cottage at any reasonable time.
Cancellations
Should Pitt Farm Cottages need to cancel a holiday for any reason all effort will be made to find suitable alternative accommodation. If this cannot be found, an immediate full refund will be given. Pitt Farm Cottages will have no further liability to you in that respect.
The person(s) hiring a cottage should inform Pitt Farm Cottages of any cancellations immediately and in writing. If Pitt Farm Cottages are unable to re-let the cottage your deposit will be forfeited. If the cottage is re-let all monies received may be refunded.
No refunds will be given for cancellation of short breaks.
Holiday insurance
Holiday insurance is not provided by Pitt Farm Cottages. We recommend that you take out appropriate holiday insurance.
Pets
Any pets accompanying you on your holiday should be pre-arranged with Pitt Farm Cottages during the booking process.
Pitt Farm Cottages accepts no responsibility for loss or injury to any pets of the hirer's party however caused.
Accidents and injury
Pitt Farm Cottages accepts no responsibility for loss, injury or damage to any member of the hirer's party or their property however caused.
The hirers are liable for death or personal injury to any member of the party. You must take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.
Contract
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
