Pitt Farm is located in the Street area of Branscombe. We have two entrances, one of which has vehicular access to the Lodge and Farm House and the other has vehicular access to the three converted barns; The Milking Parlour, The Old Cow Stall and Bob’s Barn. (Both entrances have pedestrian access to all properties).
When arriving at the barns entrance you will see an old cattle shed next to a covered yard. Driving in through the large wooden gates you will travel down a short slope around the cattle shed towards the three barns. Parking spaces for all vehicles (of guests staying in The Milking Parlour, Cow Stall and Bob’s Barn) are provided under the covered yard which is situated directly next to the Milking Parlour (parking closer to Bob’s Barn can be arranged to meet any specific access needs) However, you are welcome to drive up to the front door of each barn to unload any luggage and party members.
Parking for The Lodge is through the other entrance and next to the biomass shed. Again, alternative parking can be arranged to meet any specific access needs.
All outside areas are lit. This includes the driveways, parking bays, and pedestrian steps (optional use).
All our properties contain approved fire and smoke alarms and emergency lighting as well as fire extinguishers and fire blankets in the kitchen areas.
The Milking Parlour is the barn closest to the main entrance and parking area. You can access the barn by either the front or side door.
When entering through the front stable door you arrive immediately into the open planned living area with all light switches at waist height on your left. If you look left you will see the dining and kitchen area. The downstairs flooring is on an even level with a smooth wooden floor running throughout.
Walking through the dining area and past the kitchen look to your left and you will find the back door which has its own separate key. There is a 100mm step down from the back door leading out into the enclosed yard where you will find an area of grass and a flat surface slate patio with a wooden table and seating.
Back in the house and opposite the back door is a toilet with wash hand basin. You will also see the main stairway with 13 stairs leading to the bathroom and bedrooms.
Once upstairs you are on a small ‘L’ shaped landing with a window for natural light and a safety light which comes on in the event of a power cut. All rooms upstairs are carpeted and on the same level. Immediately in front of you is the bathroom with a wc, sink, bath with shower and glass screen and a heated towel rail. To your right you will find the twin bedroom and king bedroom both with touch bedside lamps
The Old Cow Stall is situated in between The Milking Parlour and Bob’s Barn and has a front and back door. When entering through the front door you are arrive immediately into the open planned living and dining area with light switches for the lounge and dining area on your right and for the kitchen and stairway on your left.
Walking through the kitchen area and turning right you will see the door for the toilet and wash hand basin. The back door is straight ahead which has its own separate key. There is a 100mm step down from the back door leading out into the enclosed yard where you will find a flat surface slate patio with a wooden table and seating.
Walking back in to the house and to the left of the back door you will see the door for the toilet with wash hand basin. You will also see the main stairway with 13 stairs leading to the bathroom and bedrooms. At the top of the stairs there is a landing with a window for natural light and a safety light which comes on in the event of a power cut. All rooms upstairs are carpeted and on the same level.
Just off the landing you will find the bathroom with a wc, sink, bath with shower and glass screen and a heated towel rail. Either side of the bathroom is a king bedroom and a super king/twin bedroom (made up to individual preference). Each room has touch bedside lamps.
Bob’s Barn is next to the Old Cow Stall and at the end of the terrace of the three converted barns.
When entering through the front door you will see the Kitchen diner to your left, the lounge to your right and the stairway in front of you. Lights for the kitchen diner and hall way are on your left hand side.
Walk forward (slightly to the left of the stairs) and you will find the door to the toilet and wash hand basin. There is also cupboards for the vacuum cleaner, brushes and mop and buckets.
Through the lounge you will find the glass patio doors which have their own separate key leading to the private, enclosed yard. There is a 100mm step down from the door. Outside there is a flat surface slate patio with a wooden table and seating.
At the top of the stairs you will see the full length windows that look out to the fields behind the barns. This is a great place for watching the deer and other (generally hidden) wildlife that roam through in the evenings and early mornings.
Looking left from the top of the stairs and you will see the superking/twin bedroom (made up to individual preference) and to the right you will see the king bedroom. Both of these rooms have touch bedside lamps.
The bathroom is round to the left of the ‘L’ shaped landing with a wc, sink, bath with shower and glass screen and a heated towel rail.
The Lodge has car parking facilities next to the biomass shed. You are welcome to park directly outside The Lodge to unpack and drop off belongings or party members. Parking closer to The Lodge can be arranged to meet any specific access needs.
You enter through the enclosed garden and patio area. The front door is straight ahead (kitchen patio doors to your right).
Walking through the front door you find yourself in the porch. Straight ahead is the walk in shower room with w/c and, sink, heated towel rail and a window for natural light and extra ventilation.
Back at the front door and to the right you enter the lounge through a separate door with comfy modern Parker Knoll sofas and chairs. Walking through the lounge you step up one 75mm step into the Kitchen. The large sliding patio doors are on your right. The doors have one step down into the front garden.
Back at the door to the lounge, look immediately left and you will see the stair case leading to the twin bedroom, main bathroom and king bedroom. Walking straight ahead, past the stair case turn left and up 2 small steps (approximately 800mm apart) you enter the downstairs king bedroom.
Dog walking is welcomed in Branscombe. You may walk your dogs through our field (next to the entrance gate) and through the lanes. Please be careful to observe any livestock and supervise your dogs accordingly. We very much encourage the use of ‘doggie waste bags’. All dog waste should be disposed of suitably.
The closest Bus Stop. Is less than a hundred yards up the lane, outside the ‘Margels’ property. There is also a bus stop outside the village hall further in to the village. These stops are very handy for trips to and from neighbouring villages.
